    Hello all,

    I am a groomer trying to start my own shop. I really want to add a SMALL amount of boarding kennels and I'm having a heck of a time with the zoning ordinances.
    My ideal location is a commercially zoned house near a residential area.
    I don't want to have the old-school indoor/outdoor runs. More of a daycare/pet hotel situation.

    The townships in my area want me in either

    A: a light industrial park
    or
    B: have a minimum of 10 acres land

    I'm feeling discouraged does anyone have advice or insight into how to handle this?
    Should I just keep looking for the right place? Give in to the townships demands? Axe boarding as an option for me?

    Have you gone to the local village boards and asked about a special use permit - or whatever the villages might call such a critter?

    Around here you can petition the village board for a special use permit; the property would be posted as per a hearing on zoning and anyone with anything to say about the matter could come forward at a specific time during a village meeting and speak for, or against, the permit. After an airing of any opinions the village board decides if the permit will be granted.

      In our area as well... you can apply for/they can issue Special Exception Permits.
      It can be costly to apply for one, does involve a hearing, and even then...the powers that be have a whole list of requirements that need to be met...some involving ridiculous and arbitrary numbers...like septic capability of 25 gallons of H2O/day per dog.

        Have you thought of just doing day care? Could you do doggie day care in the location you like? If I had to choose between doing day care of doing boarding I'd jump on day care. Your only responsible for the dogs till the end of the day and you make as much money as if you kept them all night. You actually make more that boarding in my area. Just an idea.

          Do you have a PetSmart that has a dog hotel in it in your area? If so, you may be able to use that as an example.

          Definitely, when you say dog kennel or dog boarding to city zoning people, they tend to freak out and panic. City planning commissions can come up with crazy ideas as to what is required for a business. When I was going through the process for an in-city facility, they were requiring me to have 100 parking places and at minimum 4 stalls in the women's bathroom. No amount of explaining that dogs don't park their cars when they stay would change that 100 space requirement, and I really could not pin them down on the reason for the 4 stalls in the bathroom. Apparently the closest "regs" they could find were that of a hotel. Really, these people have no real ability to think things through. Ultimately the state passed a law making it to where you cannot build a boarding kennel within 1/2 mile of a school or a daycare, and we ended up selling that property and relocating out of county so we can build a more rural facility with less parking and definitely fewer bathrooms.

            Well I've learned a lot in the past 24 hours. I don't think kenneling is going to fit into my budget anymore since the requirements for my area are just too steep!

            Nevertheless, I will be focusing on Grooming and Daycare.

              In my area as long as its under 7 dogs you dont need a permit. I groom in a commercial location and provide boarding for my clients dogs in my home. This is for well behaved small dogs and I never take on more than 5. Most of the dogs in my shop know they have to behave and get along well with others or they stay in crate, so when they come home with me they follow same rules if they are good they get the same house rules as my own dogs. I have regulars that stay quite often its nice easy extra cash.
