Variance

An exception to a zoning ordinance, usually granted by a local government. For example, if you own an oddly shaped lot that could not accommodate a home in accordance with your city's setback requirement, you could apply at the appropriate office for a variance allowing you to build closer to a boundary line. In the pet industry boarding facilities have long faced zoning regulations. In some regions pet groomers have faced similar requirements to secure a variance before they were allowed to operate. In fact, what if you signed a lease and then discovered you could not operate a grooming business? Tragedy strikes. Always check on the need for a variance early on and don't sign contracts until you are assured you can operate a grooming business in a chosen location.
